Redstone Lane Fee Structure

Simple Fee structure, so you can focus on what's important

No smoke. No mirrors. Just honest pricing. That’s how we do things at Redstone Lane.

Simplicity OF Service

We are super simple with the structure for $450 per lot per year.  With generous meeting time included and an annual site visit, it's a consistent cost every year.

Insurance Commissions

Redstone Lane avoids insurance commission. We believe that 20% of your insurance should not go to the strata manager if a broker is involved. Commission is only considered if you would like your strata manager to act INSTEAD of an insurance broker. Meaning you never pay twice and your insurance costs are kept to a minimum.

How to Compare Fees

Let's be honest, the strata management companies don't make it easy to know how much you're paying for their service.

The first step is to look at your current statement of accounts and check the strata management fees.


Add up all the lines charged by the strata manager. These can have all sorts of names, like software platform, archive fees, Admin fees, and, of course, Meeting fees and Strata Management Fees.


Divide the fees into two categories. One is the Fee for service—these change each month, like meeting fees, and are often charged by time or number of units.


The second category is the important one we want to focus on here: the monthly fees. Count these and divide them by the number of units in the complex (not unit-of-entitlements for this task) and the annual cost divided into monthly, if needed.


This will give you the cost per lot for managing your property. It is often quite different from the management fee the council members focused on when signing the contract.

The Two Options

Flexibility Service

If you are a low-touch strata with little happening and are looking for ways to keep costs low, Flexibility Service is the best option. This charges a lower rate per month. If you have a busy month or something big happens, like a maintenance project, the additional time spent working with you will be charged, but once it is finished, the fee drops back down to a low fee.


Redstone Lane charges $30.00 per Lot per Month, plus GST, for Flexibility Service Contracts. 

Simplicity Service

It is not an all-inclusive fee because meeting fees and some one-off tasks are best charged separately; this is more cost-effective. The day-to-day tasks and managing maintenance are all included, so you don't need to consider how much it will cost to allow your strata manager to tackle a task for you.


Redstone Lane charges $450 per Lot per Year Plus GST for a Simple, Simplicity Service Contract. 

  • Flexibility Service, for low activity Strata
  • Simplicity Service, for active communities
